This guide is for Galway homeowners who want to add a Velux or other roof window to an attic, replace an old leaking one, or turn attic space into a bedroom or home office. For prices in other cities and the full guide to window types, see our attic window installation guide for Ireland.
A lot of Galway houses have a roof space used for storage that could be a bedroom, a home office or a play room. Roof windows are one of the more cost-effective ways to make that space usable: they bring daylight deep into the room, provide ventilation and, on the rear slope, rarely require planning permission.
Galway weather asks more of a fitting than most places in Ireland. Strong Atlantic wind and driving rain reach Salthill, Knocknacarra, Barna and Oranmore with little shelter, and a window that is not flashed and sealed correctly will show it in the first winter. That is why we always use the full manufacturer flashing kit for your roof covering, with an insulation collar and underlay seal, and fix the frame for exposed sites. Many Galway homes have natural slate or concrete tile, and each needs its own kit. Our slate versus concrete tile guide explains how the two materials behave locally.
We fit attic windows across the Galway area, including Galway City, Salthill, Knocknacarra, Renmore, Oranmore, Barna, Claregalway, Athenry, Oughterard and Moycullen. See all the places we cover on our Galway roofers page.

These are indicative 2026 prices for one window supplied and fitted into an existing slate or tile roof in Galway. All prices include VAT at 13.5% and cover the window, the correct flashing kit, fitting, an insulation collar and an underlay seal, and making good the roof around the opening. Internal finishing is listed separately because it depends on your attic.
These are indicative ranges from the existing Irish market. Your written quote after a free survey is fixed. Prices depend on window size, roof covering, access and whether a new opening is needed.
Fitting more than one window at the same time costs less per window, because scaffold, set-up and delivery are shared. If we find rotten timber or a damaged rafter when the opening is made, you are told before we proceed with extra work. Our quote shows VAT as a separate line.
| Type | How it opens | Best suited to |
|---|---|---|
| Fixed | Does not open | Stairwells and landings where only light is needed |
| Centre-pivot | Rotates around the middle | Most attic bedrooms and offices |
| Top-hung | Hinged at the top, opens outwards | Low sills and a clear view out |
| Electric or solar | Opens by switch, remote or sensor | High ceilings and hard-to-reach windows |
The centre-pivot is the one we fit most. It opens for ventilation, rotates fully so you can clean the outside pane from indoors, and suits most attic rooms. A top-hung window is better where the sill is low and you want to look out while standing. In Galway we often recommend a rain sensor on electric and solar models, because they close the window automatically when it starts to rain.
In a bathroom or kitchen, choose the white polyurethane finish, which is designed for damp rooms. Everywhere else, white-painted pine is fine. Sizes are named by code, such as MK04 at 78 by 98 cm or PK06 at 94 by 118 cm, and we choose the size that fits your rafter spacing with the least cutting. Our national guide has the full list of sizes.
A roof window leaks at the flashing, not through the glass. Slate and tile roofs need different kits, and a kit made up on site or an incomplete kit is the most common cause of a leaking Velux. We use the full manufacturer kit for your roof covering and fit the insulation collar and underlay seal inside it. If your existing window is already leaking, see our guide to leaking roofs in Galway, or our roof repair service in Galway.
One window into an existing opening takes half a day to a day with two roofers. A new opening takes one to two days. The roof is never left open overnight: if rain is forecast, we cover the opening and finish on the next dry day.
This is one of our own jobs on College Road in Galway City: the opening cut, the flashing sealed and the tiles cut and bedded back neatly around the frame.
A roof window on the rear slope of a house is usually exempted development, so you do not need planning permission from Galway City Council or Galway County Council. A window on a slope facing a public road, a Protected Structure or a house in an Architectural Conservation Area needs a check with the council first. Local authorities can interpret these rules differently, so we tell you what applies to your house at the survey.
If you are converting the attic into a bedroom, the room must meet building regulations on ventilation, insulation, fire safety and means of escape. The usual requirement is an escape window that opens to at least 0.33 square metres, with no side shorter than 450 mm and the bottom of the opening no more than 1,100 mm above the floor. Check your plans with an architect or engineer. Our roof condition survey guide explains what we check in the attic first.
Every attic window installation we carry out in Galway comes with a written workmanship guarantee: a minimum of 3 years, up to 10 years on major installation work. The guarantee is handed to you in writing before any contract is signed, not promised afterwards. Our crews are directly employed, not subcontracted, so the people who fitted your window are the people who stand over it.
For the Velux product itself, check the current terms on the Velux Ireland website, as product cover varies by component. Our written guarantee covers the fit and the weatherproofing around it.
We are registered with the Construction Industry Register Ireland (CIRI) and carry €6.5 million public liability insurance. You can verify both before you appoint us.
Prices in each city are in our attic window guide for Ireland.
To book a free survey, call our Galway office on 091 622895 or use the contact form. A qualified roofer visits, checks the roof and the attic, and gives you a fixed price in writing. If a repair or a simple re-seal is the better answer, we will say so.

Yes. We fit roof windows into natural slate, fibre cement slate, concrete tile and flat roofs. Each needs its own manufacturer flashing kit, and we always use the correct one with an insulation collar and underlay seal.
Not always. Many windows can be fitted from ladders and from inside the attic. A steep or tall house, or a window high on the roof, may need an access tower or scaffold. Where it is needed, it is shown as a separate line on your quote, never buried in the price.
Yes, per window. Scaffold, set-up and delivery are shared across the job, so two or three windows fitted together cost less each than separate visits. Two windows side by side under one combined flashing cost approximately €4,100 to €6,500 in Galway.
A centre-pivot rotates around the middle of the frame, suits most attic rooms and lets you clean the outside pane from indoors. A top-hung window hinges at the top and opens outwards, giving a clearer view when the sill is low. The centre-pivot is the one we fit most often.
Almost all leaks come from the flashing, not the glass. The most common causes are the wrong flashing kit, a kit assembled on site rather than from the manufacturer, a missing underlay seal, or slates cut badly around the frame. Using the full manufacturer kit for your roof covering is what prevents it.
Yes, if it meets the building regulation requirement: a clear opening of at least 0.33 square metres, with no side shorter than 450 mm and the bottom of the opening no more than 1,100 mm above the floor. Check your plans with an architect or engineer before proceeding.
It depends on rafter spacing and head height. Common sizes are MK04 at 78 by 98 cm and PK06 at 94 by 118 cm. We measure at the free survey and recommend the size that fits with the least cutting.
Yes. We replace old windows like for like, usually in half a day. If only the flashing has failed, we can often repair it without replacing the window itself. We tell you which option makes more sense at the survey.
