An attic window is a window set into the slope of the roof so that daylight and fresh air reach a room in the attic. People also call it a roof window, a skylight or simply a Velux. Velux is the best-known make in Ireland, which is why most people use the name for all of them, but other makers such as Fakro and Roto fit in the same way. We fit Velux as standard and will quote another make on request.
A roof window is not the same as a skylight on a flat roof, which is a domed or flat glass unit fixed on a kerb. It is also not a dormer, which is a small extension that sticks out of the roof with a vertical window in its face. A roof window sits flush with the roof slope, is cheaper than a dormer and does not usually need planning permission. If you are weighing it up against a full conversion or reroof, see our roof replacement cost guide and our residential roofing service.
These are indicative Irish-market prices for one window supplied and fitted into an existing slate or tile roof, including VAT at 13.5%. Every price includes the window, the correct flashing kit, fitting, an insulation collar and underlay seal, and making good the roof covering around it. Internal finishing is listed separately because it depends on the attic.
All figures are indicative 2026 prices. A free survey gives you a fixed written price for your specific roof, size and access.
Scaffolding is not automatic. It goes on where the building is very high or where it sits on a busy street with heavy pedestrian traffic. Where it is needed, it is a separate line on the quote. If we find rotten timber or a damaged rafter when the opening is made, you are told before any extra work is done.
The window and the flashing kit cost the same wherever we fit them. What moves between cities is access, parking, scaffold and how steep and exposed the roof is.
| City | Standard manual Velux, fitted | Replace an old window | Electric or solar Velux |

Dublin runs a little higher because of access, parking and scaffold costs. All prices are indicative 2026 figures including VAT at 13.5%. A free survey gives you a fixed written price.
Galway roofs take hard weather. Wind and driving rain off the Atlantic reach Salthill, Knocknacarra, Barna and Oranmore with little shelter, so the flashing and the seal around the window matter more than the window itself. We use the full manufacturer kit, never a part kit, and we fix the flashing correctly for exposed sites. Many Galway homes have natural slate or older concrete tile, and we match the right kit to each. See our attic window installation in Galway guide, our Galway roofers page and our roof repairs in Galway.
“Fantastic experience. Fixed my gutter issue quickly and no issues afterwards. Quick efficent and at a good price. Highly recommended for the galway area.”Jeffrey Mahony, Galway, ★★★★★ on Google
Cork has some of the wettest weather in the country and a lot of attics worth converting, from 1930s city houses to 1970s and 1990s estates in Ballincollig, Douglas and Carrigaline. Cork prices match Galway. Steep streets and tight access sometimes mean an access tower, which we price before we start. Read about attic insulation and ventilation in Cork before you convert, and see our Cork roofers page.
In Limerick the work is mostly on estate semis in Castletroy, Raheen, Dooradoyle and Corbally, where access is usually easy and prices sit a little lower. Our Limerick crew also deals with Georgian and older city properties. See our Limerick roofers page and roof replacement in Limerick.
Dublin attics are often converted into a bedroom or office, and the Victorian and Edwardian houses in Rathmines, Rathgar, Dundrum and Blackrock suit roof windows well. Dublin prices run higher because of access, parking and scaffold. Check any older house against its conservation status before starting work. See our Dublin roofers page and roof repairs in Dublin.
Most of the price difference comes from the type you choose. Here is how the main options compare.
| Type | How it opens | Best suited to | Indicative fitted price |
|---|---|---|---|
| Fixed | Does not open | Stairwells, landings, anywhere you only want light | €1,300 to €2,200 |
| Centre-pivot | Rotates around the middle | Most attic bedrooms and offices | €2,000 to €3,200 |
| Top-hung | Hinged at the top, opens outwards | Low sills and a clear view out | €2,500 to €3,800 |
| Electric or solar | Opens by switch, remote or sensor | High ceilings, hard-to-reach windows | €3,500 to €5,200 |
The centre-pivot is the standard choice and the one we fit most. The sash rotates around a pivot at the middle so you can open it to ventilate, rotate it fully to clean the outside pane from indoors, and still stand clear of it. It suits most attic rooms where the sill sits at about waist height.
A top-hung window is hinged at the top, opens outwards and gives a clearer view. It is the better pick where the sill is low and you want to look out while standing, such as on a landing or in a bedroom with a low eaves line.
Electric Integra models open and close from a wall switch or remote. Solar models do the same with a built-in panel, so there is no electrician and no cable chased through the plaster. Both are worth paying for where the window is above reach. Many include a rain sensor that shuts the window when it starts to rain.
A fixed window lets in light but not air, and costs the least. It suits a stairwell or a landing, or any space that has other ventilation.
Velux makes its windows in white-painted pine, which suits bedrooms and offices, and in white polyurethane, which is built for kitchens, bathrooms and other damp rooms. In an attic bathroom, choose the polyurethane finish.
Velux sizes are named by code. The common ones are CK02 at 55 by 78 cm, FK06 at 66 by 118 cm, MK04 at 78 by 98 cm, PK06 at 94 by 118 cm, SK06 at 114 by 118 cm and UK04 at 134 by 98 cm. We measure the rafter spacing at the survey and pick the size that fits between the rafters with the least cutting, which keeps the price down.
A roof window leaks at the flashing, not through the glass. Each roof covering needs its own kit. The tile kit (EDW) suits most tile profiles. The slate kit (EDL) suits slate and fibre cement slate. The kit is built to lap under the covering above and over the covering below, with the window frame and the gutter channel around it. A window fitted with the wrong kit, or with a kit made up on site, is the most common cause of leaks around a Velux. We use the right kit for your roof and fit an insulation collar and underlay seal inside it.
One window into an existing opening takes half a day to a day with two roofers. A new opening takes one to two days.
The roof is never left open overnight. If rain is forecast, we cover the opening and finish the next dry day.
A roof window on the rear slope of a house is usually exempted development, so you do not need planning permission. A window on a roof slope facing a public road, a Protected Structure or a house in an Architectural Conservation Area needs a check with your local authority first. We will tell you which applies at the survey.
If you are converting the attic into a bedroom, the room has to meet building regulations on ventilation, insulation, fire safety and a safe way out. The usual requirement is an escape window that opens to at least 0.33 square metres, with no side shorter than 450 mm, and with the bottom of the opening no more than 1,100 mm above the floor. Check your plans with an architect or engineer. Our roof condition survey guide explains what we check in the attic before any conversion.
If your window is already leaking, we can often repair it without replacing it. See our guide to leaking roofs in Galway and our roof repair service.
Every attic window we fit carries a written workmanship guarantee. Repair and fitting work carries a minimum of 3 years, with up to 10 years on major repair work. Where a full roof replacement is carried out at the same time as the window installation, that replacement carries our 10-year guarantee plus the Lifetime Leak Guarantee. The guarantee is in writing, handed over before contracts are signed, not promised afterwards.
We employ our roofers directly and do not subcontract. The people on your roof are our people. We are CIRI registered and carry €6.5 million public liability insurance. Not sure who to trust? Read how to vet a roofer and check any roofer against the CIRI register. You can also read our customer reviews and see case studies of recent jobs.

Yes. We fit roof windows into natural slate, fibre cement slate, concrete tile and flat roofs. Each roof covering needs its own flashing kit, and we fit the correct manufacturer kit with an insulation collar and underlay seal every time.
Yes. Replacing a window like for like costs about €1,600 to €2,600 in Galway and Cork, and we can often reuse the same opening. If the leak is only the flashing, we can sometimes repair it without replacing the window.
A correctly fitted Velux does not leak through the glass. Leaks nearly always come from the wrong flashing kit, a missing underlay seal or badly cut slates around the frame. Using the full manufacturer kit and fitting it correctly is what matters.
The size depends on the rafter spacing and the head height in your attic. Common sizes include MK04 at 78 by 98 cm and PK06 at 94 by 118 cm. We measure at the free survey and recommend the size that fits with the least cutting, which keeps the price down.

Not always. Most jobs are done from ladders or an access tower. Scaffolding is only added where the building is very high or on a busy street with heavy pedestrian traffic. Where it is needed, it is a separate line on the quote, never hidden in the price.
